Very reasonable POA dues of $107/quarter. Super facilities in a very friendly community.

The house boasts an open floor plan, a step saving kitchen with newer fridge and dishwasher. The propane gas stove will warm your days in the winter while you watch the snow fly, plus you have central heat and air which is fully controllable from the convience of your smart phone!
The primary bedroom has access to the rear patio. You have a fabulous 24' x 36' garage with tons of storage, room for your cars plus there's a workshop. On the side of the garage there is parking for a small trailer or boat to take out to Jenkinson Lake.
For remote workers, you can get up to 1Gb/s fiber with Xfinity or if you don't need the cable TV, I had pretty good service with Verizon UltraWide 5G home internet (~300Mb/s). Cat 6 and fiber optic cables run between the house and the garage, in case you want to run a homelab and still enjoy peace and quiet in the house!
The original owner shared many of the original designs, permits and invoices. These will be passed on to the new owner once a sale has completed. This list does not constitute all of the work ever done on the property - they are major milestones which I am aware of/have access to paperwork for.
I have only listed the deck treatment once. The original owner recommended re-oiling the deck and stairs every other year and the sides of the house every ten years. There is a Chevron distributor in Placerville.

Are those stairs I can see out front?
Yes. There are 25 steps from the top of the drive up to the front deck of the house. It is also possible to walk up the slope behind the garage. There is still a step up to the patio, or a shorter flight of steps up to the side deck. This property is not currently ADA accessible.
What is a Firewise Community?
The NFPA (National Fire Protection Association) runs the Firewise program. Communities work to make their neighborhoods as fire resistant as possible - in our case, the Gold Ridge Forest Fire Safe Council actively leads efforts to secure funding to maintain our greenbelt and fund assistance programs which eligible neighbors can take advantage of to help take care of their defensible space. Our efforts are rewarded with a Firewise Certificate. This certificatation equates to lower insurance rates than communities which do not participate in the program. 6746 Onyx Trail is particularly lucky in this regard, as we have a fire hydrant right at the end of the drive. This, the Firewise certification and the proximity to our local fire house results in preferntial insurance rates.
How much should I expect to pay for insurance?
I am currently insured by the California Fair Plan for my fire insurance and Farmers for the rest of my home insurance needs. To give you an idea of cost, my insurance and county tax contributions are around $650/month.
